Design-Build Remodeling in Orange County

Design, planning and construction, coordinated as one process instead of a chain of separate hires.

Design-Build

One team, one contract, one point of accountability

The alternative to design-build is usually hiring a designer, then an architect or engineer, then a contractor — and coordinating between all three yourself. Design-build keeps those disciplines working from the same plan and the same budget from day one, so decisions about design, structure and cost get made together rather than in sequence.

That doesn't mean every professional discipline sits in-house on every project; where specialty engineering or consulting is required, we bring it in and manage it as part of the process, so it's still one point of contact for you.

What Design-Build Coordinates

One process, several disciplines

  • Design and space planning
  • Material and finish selection
  • Engineering coordination
  • Permitting
  • Construction and project management

Why It Matters for Cost and Schedule

Fewer surprises, because fewer handoffs

Traditional general-contractor projects often see higher change-order rates, largely because design and construction are handled by separate parties working from separate assumptions. Our design-build process works out scope and pricing on paper — including 3D renderings — before construction starts, so changes are the exception rather than the norm.

Many clients remain living in their home throughout the remodel; we plan sequencing with that in mind wherever the project allows it.

Frequently Asked Questions

What Homeowners Ask

Is design-build more expensive than hiring separately?

Not typically — the value is in avoiding the change orders and rework that come from disconnected design and construction. Traditional general contractors often see higher change-order rates because design and construction are handled separately; our design-build process works out scope and pricing before construction starts to minimize that.

Will design-build save time?

Generally, yes, since design, engineering and permitting are coordinated in parallel rather than handed off sequentially between separate firms.

Do I have to move out during construction?

Most clients don't need to move out, though it depends on scope. We'll discuss what makes sense for your project.

Do you provide 3D renderings before construction?

Yes, 3D renderings are a standard part of our design process, so you can see — and change — the plan before it's built.
